Three ways to choose a stay area
Screening obsessed. If you plan to attend multiple films a day, staying within walking distance of Macky Auditorium and the CU Boulder venue cluster removes the need to plan transport between every screening.
Festival atmosphere. Pearl Street and downtown Boulder put you near Hotel Boulderado, Boulder Theater, restaurants, and the evening crowd, at a higher nightly rate.
Save money. Longmont, Louisville, Lafayette, Broomfield, and parts of Denver run lower nightly rates than central Boulder. The tradeoff is a drive or transit commute for every screening, which can be affected by winter weather.

Estes Park and other mountain towns near Rocky Mountain National Park may show up in broader Boulder-area hotel searches. Treat these as a separate travel product, not a discount alternative to Boulder lodging: winter mountain roads add real time and risk that a flatland commute from Longmont or Broomfield does not.
January 20 buffer night
Sundance 2027 opens January 21. If you’re arriving from out of state, consider booking the night of January 20 as a buffer against flight delays and winter weather, rather than cutting it close with a day-of-festival arrival. This adds one night’s cost but reduces the risk of missing opening-day plans entirely.

Total trip cost framework
Nightly hotel rate is only part of what a Sundance Boulder trip costs. Before comparing areas on price alone, account for: the hotel's resort or destination fee if any, parking (often $15–$40+/night in dense areas and rarely included in the quoted rate), local lodging tax, and the transport cost of getting from your hotel to the venue cluster for every day you're there: a $40/night cheaper hotel in a regional town can cost more overall once you add a daily rideshare or rental car. We don't have 2027 rate data to run this calculation with real numbers yet; this framework is here so you can run it yourself once rates are public, and we'll publish a filled-in version once we have dated rate checks across all zones.

Short-term rentals and Airbnb, as a fallback
Direct answer Airbnb and VRBO listings exist in Boulder, but the city requires a Short-Term Rental License and, for most licenses, owner-occupancy, so inventory is smaller than in a market like Park City. Treat rentals as a fallback if hotels sell out, not a first move, and confirm any listing shows a valid city license number.
Boulder's short-term rental rules (Confirmed, city ordinance) require hosts to hold a city-issued Short-Term Rental License, and most license types require the host to live on-site (owner-occupied), which caps how many whole-home listings are legally available compared to a resort town without that rule. When you search Airbnb or VRBO for Boulder, check the listing for a posted license number; unlicensed listings are a compliance risk for the host, not just a booking risk for you.
A handful of local property management companies run licensed vacation-rental inventory in Boulder and the surrounding area, including Home Host Concierge, Kickback Properties, SkyRun Vacation Rentals, Fox Property Management, VelareLX, and Marquee Stays. Availability and pricing for festival week (Planned/unavailable this far out) are not published yet; contact these companies directly closer to the festival rather than relying on generic Airbnb search results alone.
Separately, the City of Boulder has discussed a Festival Lodging Program that would let homeowners register to rent rooms or homes specifically during Sundance week (Pending: program details, launch date, and homeowner sign-up numbers are not yet confirmed publicly). If this program launches, it would add short-term inventory beyond what's normally licensed; we'll update this page with Confirmed details once the city publishes them.
Because Boulder's rental supply is smaller and newer to festival-scale demand than Park City's was, don't wait to compare rental listings against hotel rates. If a licensed rental looks available now, future price changes are uncertain; compare the full terms before committing.
Airbnb is trying to grow that supply before January 2027: starting August 17, 2026, it's offering a $200 bonus to Boulder hosts with no active listing as of August 1, 2026, who list a whole home for January 2027 at $100 or more a night and get a booking by December 31, 2026. Confirmed via Airbnb and reported by Axios Boulder and CPR News. It's a reason to check rental sites again even if nothing suitable was listed earlier in 2026, but it doesn't change the city's license requirement above.
